Check in time is after  3 PM Since we are making sure that everything is in order for all our arriving guests, we cannot accommodate early check-ins. 
Late check-in (after 8PM) is available by prior arrangement with the innkeeper. Please note your anticipated arrival time when booking so that we may be able to greet you. We are a small lodging property and really appreciate a phone call if you are running late on your scheduled arrival day. 
Check out time is by 11 am.

Candles: Because of the historic structure of our home, we are not able to allow open flames. However, we have beautiful flickering votive and wax candles that are flameless, but VERY romantic!

Smoking: We are a smoke-free inn. In order to keep our insurance rates down to earthly limits, cigarettes, cigars, and candles are not allowed anywhere in the house, on the porches or on the property. We are an inn for nonsmokers.

There is a maximum of two persons per guest room or suite.

Cancellations: We always do our best to find other guests to fill a cancelled reservation. If we are successful, we don't charge a cancellation fee. If we can't fill the reservation, the following policies apply:

There is a 7-day cancellation policy, 14 days for holidays and special event weekends. We regret that it is necessary to assess a charge for each room night that we are unable to rebook if a cancellation occurs for any reason after the cancellation deadline, but we will provide you with a gift certificate for an equal dollar amount, to be used for a room any time in that year. This policy also applies to early departures. We hope you will understand that we are a small bed and breakfast and most reservations are made well in advance. We cannot afford to turn away guests because the rooms have been held for someone who then cancels. We hope you understand the necessity of this policy.

Deposit Amount: A 100% deposit is required for 2 or fewer nights, holidays or special event weekends. A 50% deposit is required to reserve stays of 3 nights or more.

Children: In consideration of our other guests, children 10 and older are welcome with a parent.

Pets: You might see our two rescue doggies Joey and Baxter in their fenced yard, or kitties Sox and Rusty around the inn.  They live at the inn, but they are not allowed in the guest bedrooms of the inn.   We also have chickens, ducks and geese who live in the barn.   All are friendly and mostly stay in their yard by the barn.  However, if you are allergic, afraid of animals or don't like animals, please use your own judgment when making reservations.

At this time we cannot accommodate guest's pets, but can provide names of kennels nearby.
